Tax identity numbers for buying Spanish property

One of the first things you will need when moving to Spain is an identification number. In fact, if you wish to own a Spanish villa or apartment  you will need a number so that the Spanish taxman can identify you. These numbers given to non-Spanish citizens upon request.

·         NIF – Numero de identificacion fiscal

This number is normally applied for by foreigners not intending to be resident permanently in Spain.

·         NIE – Numero de identificacion de extranjeros

This identification number and card is for foreigners who normally intend making Spain their permanent home. You need these numbers if you own a house, car, and pay taxes or utility bills. You may also find it necessary for other purchases where the only alternative would be carrying your passport. It is also required if applying for a mortgage on your new Spanish home.

Gestor

The process for obtaining an identification number is relatively straight forward – although using a gestor will be simpler and a little more reassuring. It is obtained by completing an official form and showing your passport together with a photocopy and a passport-sized photo. This can be done at the provincial tax office, or main police station, or official centre for foreigners.
Generally, it can be processed on the same day if the applicant is there in person. A representative may be able to collect the paper copy in your absence. Once again this is where an English speaking gestor can be of great help.
If you are not going to be able to go in person or with a representative in tow you will currently need to visit a Spanish embassy in the UK to have your passport witnessed to prove that you could not apply in person.
